Start by getting pre-approved for a mortgage amount and have a deposit (usually 5%)
available for your upcoming purchase.

Once your mortgage pre-approval/deposit are in place, it’s time to start searching for
your home! Make sure to tell your real estate agent your wish list of what you want in
your home and stay within budget (mortgage pre-approval). Your real estate agent will
search for homes for you using the criteria you gave them with the special resources they
have. You and your agent will then go on a “tour” of listings that matched your criteria.

Once you’ve found your dream home and are ready to make an offer, your real estate
agent will put together the offer with key elements including, price, deposit, dates,
subjects, clauses and terms. The real estate agent will then present the offer to the
selling agent along with negotiations on your behalf.

Once your offer has been accepted, it is now time for your real estate agent and yourself
to do their due diligence in taking care of some important matters regarding
subjects/terms/conditions, mortgage information, lawyer affairs and more. You also
have an option of rescinding your offer within the next 3 “business days” (please inquire
with Tommy for more information regarding this matter).

Once subjects such as inspection, financing, property disclosure and more have been
successfully removed and terms have been satisfied then this property has been sold
firm! You can now countdown the days until you are in your new home.

Once a deal has “completed” this means that monies of the sale will be moved from
your funds to the seller. “Possession” day is the day that you will receive the keys to your
new home!
Remember to prepare yourself for move in by having electricity, water, cable etc. set up
for that day. Don’t forget to have your home insurance set up by completion day!
